Brief Explanation of the Scope of Work
When
we were first introduced to this project, we thought
the house should be torn
down. However, because the house was located in the
historic district of Takoma Park, this wasn’t
an option. We ended up completely renovating the house,
adding
a two-story rear addition and a large front
porch.
Unusual Constraints/Challenges & Creative Solutions
Takoma
Park, MD has very strict tree preservation requirements.
We worked closely with the city arborist
to create and follow a tree protection plan.
Determining
the final window and door schedule proved to
be very challenging.
Establish SDL patterns, hardware specs, final sizing,
even which windows and doors should be replaced
required lots of discussion.
Oak
wood floors were installed and replaced throughout.
The
whole house was re-plumbed and rewired. Good lighting
added throughout.
New
house had eight floor levels (including stair landings)
which made framing extra
challenging.
Installing
a completely new HVAC system in the new and restored
portions of the
house created numerous
challenges.
First Floor Study/Full Bath/Front Porch
We substantially rebuilt what had once been a garage
to create a home office.
Existing bathroom gutted and reconfigured with handsome
finishes.
Front porch constructed with masonry and wood columns,
bead board ceiling, and tongue-and-groove wood decking
makes house more neighborly and inviting.
Laundry closet was added in a convenient, though
difficult to plumb 1st floor location.
Kitchen
Existing kitchen relocated to more central location
with excellent storage, good flow, nice cabinets, granite
counters. Final color palate of kitchen integrates
nicely.
Master Bedroom/Bath/Family
Room/Patio Addition
Family room/ Master bedroom addition had challenging
framing including double glue-lam beams and structural
bracing of existing roof/walls while addition was going
up.
Family room has huge Weather Shield French doors
that required 8 men to muscle into place, excellent
lighting, lots of windows and a handsome stone fireplace.
Master bathroom has exquisite finishes including
hand painted tile, glass shower door, stone counters.
Master bedroom has excellent closet space, wood floors,
cathedral ceilings and French doors to balcony overlooking
back yard.
Comfortable flagstone patio with grape arbor off
of family room adds more space to entertain.
