Brief Explanation of the Scope
of Work
The clients, a middle aged
couple returning from a long stint overseas with the
State Department, wanted to renovate and add to their
semi-detached town house. The house had been a rental
for over 20 years and needed have an updated kitchen,
more space on the second floor including bathrooms,
and a usable exterior space.
Unusual Constraints/Challenges & Creative
Solutions
The program for the first floor called for an expanded
kitchen/ family room leading out to a deck. A powder
room on the first floor was also needed. It was decided
to keep the wall between the family room and dining
room somewhat transparent to let in borrowed light
and views of the back yard. Glass shelves were used
which also enabled the owners to display some of their
art objects.

On the second floor, they wanted
a master bedroom and master bathroom suite accented
by a gas fireplace. The original bathroom on the second
floor also needed to be replaced.
The clients decided a semi-finished basement under
the new addition would be ued for a laundry/workshop/storage area with a new reworked stair easement off
the side of the addition. The old basement would be
finished and made into a den/office/ guest bedroom
with a new bathroom.
After a review of the
cost, the clients decided to go with brick rather
than siding, to match the existing
house. Weathersheld windows and door were selected.
The addition, which maximized the building lot occupancy,
was 18 feet, the width of the house and 15 feet deep.
