Northwest DC - Residential Master Bathroom Addition

Brief Explanation of the Scope of Work

This couple wanted a larger and more luxurious master suite over their existing one story family room addition. They also wanted to improve the aesthetic of the front elevation. In addition to ample closet space and a large bathroom, the husband wanted a separate space within the suite, for late night reading/work.

Unusual Constraints/Challenges and Creative Solutions

Adding onto the existing one story addition at the rear of the home posed several challenges. To equalize the floor height between the new second story pop up and the existing adjacent bedroom, a good deal of structural modification was required. These included reframing the entire ceiling and reworking the existing floor to ceiling built-ins in the family room below.

The existing rear addition had a water problem of unknown origin. We solved this problem by eliminating several poorly flashed connections that had to be removed for the addition.

By building a beautiful Victorian front gable, we provided additional space for the new master bathroom and improved the home’s appearance from the street.

The homeowners were especially interested in having their newly remodeled space be cool in the summer and toasty in the winter. To achieve this, we installed Hydronic radiant heating, a heat pump and a direct vent thermostatically controlled gas fireplace. The fireplace features a custom mantel and entertainment center above.

Note the inset cherry border in front of the raised fireplace hearth and the glass tile surround. The homeowners love hydrangeas and chose tile that seems inspired by their colors. Custom cabinetry is installed in other locations. As noted in the first paragraph, the homeowners wanted a space within the new master suite where one could read or watch television while the other slept. A wall of handsomely detailed bookcases separates this area from the remainder of the bedroom. Note also the owner provided stained glass which we installed with backlighting. The bathroom, along with much of the project, reflects the traditional “classic” taste of the homeowners and style of their home. However, in contrast to this, the homeowner wanted a urinal which we discretely located at the side of the W.C.

Wood wainscoting, traditional plumbing accessories and fixtures, including a cast iron claw foot tub, white solid surface counters, medicine cabinets, vanities, and black and white mosaic tile create a classic look. Wood trim throughout the new space was carefully chosen and meticulously installed to match the existing.

Overall Results

We feel the project was a design and construction success and the homeowners are very happy with their new suite. They have said their home is much more beautiful and far more comfortable than before.

The pictures speak for themselves about the overall quality of the design and construction. What's not visible are many structural and M.E.P. solutions needed to complete this project successfully.
