Northwest, DC - Master Bath

Brief Explanation of the Scope of Work

When they came to us, the owners of this Northwest-DC brick colonial had very specific renovation goals. They wanted to build a two-story brick addition in the location of an existing screened porch. The first floor needed a family room, with a master suite to be built directly above. They wanted comfortable spaces which integrated seamlessly with their existing home, both inside and out.

Unusual Constraints/Challenges & Creative Solutions

To improve the flow from the existing living room into the new family room, we widened a former door opening and created a matching opening at an existing window. We stepped the roofline down and back from the existing structure to break up the visual lines and to avoid having to replace the existing slate roof.

The new master bathroom is luxurious and comfortable, including generous separate tub and shower areas and an extra-long vanity with two sinks and ample storage. The bathroom is tied together with a generous mirror and effective lighting. A new laundry center located right outside the master suite saves on trips to the basement.

Built-in cabinetry was installed in both the new family room and the master bedroom to meet the homeowners' storage and A/V needs.

As part of the renovation, we reconfigured the HVAC so that the existing equipment services the basement and first floor only. We installed a new high-efficiency unit zoned only for the extended second level.
