Brief Explanation of the Scope of Work
We designed and built a luxurious master bathroom with in a very complicated space. The renovated bathroom includes a unique, free-standing vanity, a water closet room and a spacious tiled shower with mud pan an thick frameless glass enclosure.
The homeowner wanted to add a true master bathroom in this difficult space occupied by a sitting room and hallway. The sitting room had windows on three walls and a door opening at the other wall, complicating the vanity and shower placement. The hallway had a narrow room with nothing but a vanity to one side and clothes closet on the other side.
The vanity room was the most convenient place to put the toilet. Fortunately, the plumbing stack in this space abutted the wall at the most likely location for a shower and the only wall without windows in the existing sitting room. We were able to keep most of the existing wood floor by pulling plumbing through cutouts made in the floor between the shower and the vanity . The vanity was designed with custom made Custom Wood Products (CWP) cabinetry to sit away from the windows towards the center of the room.
Unusual Constraints/Challenges and Creative Solutions
This home in the Crestwood neighborhood of northwest Washington DC had been added onto by a previous owner to create space on the second floor which were nicely finished, but which were awkward and transitional in nature.
(Post bolted between the vanity and the floor joists provide stability.) This non-traditional solution works wonderfully for this "walls-less" space. One side of the tall cabinet integrates a mirror for the sink base; the other side provides storage. A secondary vanity is installed in the water closet room.
To run the exhaust fan from the bathroom and to complete necessary rework of the HVAC ductwork, we dropped the ceilings, the bulkhead works well to define the shower space. The tray to ceiling was also reworked to run exhaust fans to the exterior. Finishes were chosen carefully to complement the existing ones not removed and provide for an elegant and coordinated space. An interesting tile design in the shower provides a little added panache. A comination of decorative surface-mounted and accent lighting further warms the space and illuminates the beauty of all of the detail.
Final Results
The homeowner is very happy with his new bathroom and is thrilled to have spaces that are both thoughtfully connected and individually welcoming.
