Brief Explanation of the Scope of Work
When
we were first introduced to this project, we thought
the house should be torn
down. However, because the house was located in the
historic district of Takoma Park, this wasn’t
an option. We ended up completely renovating the house,
adding a two-story rear addition and a large front
porch.
Unusual Constraints/Challenges & Creative Solutions
Takoma Park, MD has very strict tree preservation
requirements. We worked closely with the city arborist
to create and follow a tree protection plan.
Determining
the final window and door schedule proved to be very
challenging.
Establish SDL patterns, hardware specs, final sizing,
even which windows and doors should be replaced required
lots of discussion.
Oak
wood floors were installed and replaced throughout.
The whole house was re-plumbed and rewired. Good
lighting added throughout.
New house had eight floor levels (including stair
landings) which made framing extra challenging.
Installing a completely new HVAC system in the new
and restored portions of the house created numerous
challenges.
First Floor
Study/Full bath/Front Porch
We substantially rebuilt what had once been a garage
to create a home office.
Existing bathroom gutted and reconfigured with handsome
finishes.
Front porch constructed with masonry and wood columns,
bead board ceiling, and tongue-and-groove wood decking
makes house more neighborly and inviting.
Laundry closet was added in a convenient, though
difficult to plumb 1st floor location.
