Brief Explanation of the Scope of Work

We remodeled an existing kitchen, which included expanding the footprint and removing much of a structural wall separating it from the dining room/living room. The total cost of labor and materials for this project was approximately $120,000. The kitchen was part of a larger remodeling project.

This client was very motivated about the possibility of transforming their kitchen from a largely closed space, adjacent to their window filled dining and living room into one area. Now the dramatic triangular wall of glass on the southwest elevation is a focal point accenting almost half the house. The living/dining area that started out as a great room is now a fabulous room as it incorporates the kitchen with much of the first floor. The kitchen cabinets were selected specifically because they accented a number of oriental furnishings in the adjacent room.

Unusual Constraints/Challenges & Creative Solutions

Wanting to enlarge the kitchen, we borrowed space from the master bedroom/office suite. This posed some significant structural issues as a dropped header was required after demolition enabled us to see some unexpected structure. We used a double LVL beam supported with two intermediate steel columns to maximize our height. The columns were concealed within 3” wide fillers on either side of the TV niche. Without this structural solution, we would not been able to achieve our cabinetry and appliance goals (See below).

   
 

Overall Results

The kitchen sports a Miele coffee center that allows the owners to grind beans and make a variety of coffee drinks at the touch of a button. It is a real conversation piece along with the stainless steel Miele hood over the cabinet island. The huge appliance garage mimics the house’s three car garage. Giallo Ornamental granite counters pick up tones from the wood floor.

When the customer enters this space, they feel the contrasting ceiling elevations and light filled cathedral living room stimulates a sense of place. Even large groups do not feel dwarfed in the remodeled area. Whether a buffet for thirty or an intimate dinner for four, the clients feel the resulting renovation has achieved all their functional needs as well as stimulates their sense of creativity and joie de vie.
