Brief Explanation of the Scope of Work
The clients needs and wants
• A larger, updated, kitchen in their 1909 row house.
• To add value to their property.
• An improved relationship of the Kitchen to the existing Dining Room.
• To maximize very limited storage space.
• To maximize both function and flexibility within a very small space.
Unusual Constraints/Challenges & Creative Solutions
Functionally
We successfully delivered a solution for all of the
above issues.
Working with the shotgun-style floor plan, we widened
and centered the cased opening between the kitchen
and dining room. This vastly improving traffic flow
while highlighting a natural visual axis. The axis established improved functionality and safety
within the Kitchen, by establishing a clear preparation
area separate and distinct from a multi-function desk
and serving counter.
Aesthetically
The strengthened axis properly situates and complements the work triangle of
this little jewel of a Kitchen. Using contrasting shades of warm tones, materials are juxtaposed in a manner
that differentiates their inherent textures, colors, and natural variations.
The work triangle and cabinetry is asymmetrically balanced around the new range
and hood. Working in a very tight space to accomplish multiple
and varied goals demanded creative solutions at every
turn and a meticulous attention to the fine details.
Structurally
Removing
and supporting 18’ of solid 8” thick
masonry load-bearing wall imposed some significant
engineering and construction scheduling issues which
were accomplished without a hitch. Our engineer and
crew worked in tandem to install the 2-sided, 3/4” inch
thick steel flitch plates and capped them with a segmented
bottom closure plate. This accomplished the task and
allowed the kitchen to be expanded in the direction
where the space was needed most, while loads were transferred
to embedded steel columns at either end.
Overall Results
The
pantry/desk area is a huge success for the owners. Its use transitions throughout the day from a breakfast
station, to a child-feeding center, to place for
bill-paying, enjoying a relaxing cordial, or catching
up on work within the warm comforts of the new Kitchen (See below).
They actually have extra, unused storage space to spare!
