Chevy Chase , DC - Kitchen Addition

Brief Explanation of the Scope of Work

This busy family wanted to enlarge and update their kitchen and to add a screened porch. They wanted well lit, functional and elegant spaces which not only added square footage, but which improved the way their existing spaces functioned and related to one another. We enlarged the opening between the kitchen and the living room (See on left). At the rear of the living room, we enlarged the existing masonry window opening and installed French doors opening up to the new screened porch.

The addition opens up the home to the rear yard. A simple deck and stair provides a transition from the screened porch and the kitchen to the yard. The second floor bay addition provides a larger space for the homeowners that is both elegant and comfortable.

Other improvements to the existing home included refinishing all of the wood floors, interior painting and installation of a new energy efficient boiler. Foam insulation and Pella windows ensures that the energy spent in the home will stay.

Unusual Constraints/Challenges & Creative Solutions

In designing the addition, it was important that the ceiling of the kitchen extension followed the plane of the existing kitchen ceiling. Removing an old marginally constructed second story addition facilitated the installation of a large steel I-Beam to support the weight of the second floor flush to the ceiling. The approximately 750 pound beam required careful coordination between carpenters, masons and welder.

Much thought was invested in details to improve the busy lifestyle of this on-the-go family. This included designing a small organization/mail center including a built-in document shredder, cubbies for mail and charging stations for essential electronics (phones, I-pods, laptops, cameras, etc.).

The homeowners wanted to be able to enjoy their screened porch even in the winter due to the decorative cast iron fireplace we installed in the corner of the room. A ceiling fan was installed to move air in the dog days of summer. Two skylights ensure plenty of natural light. We installed large format ceramic tiles on the floor to finish the space. At one side of the deck we piped in a natural gas line for a future BBQ hookup.
