Southeast , DC - Kitchen Addition

Brief Explanation of the Scope of Work

Our client retained us to design an addition to her row house in South East DC. Her goals included a new kitchen, adding a new powder room, and increasing the size of a 2nd floor bedroom. The finishes and potential systems were to have a sustainable approach. If the space allowed, we would create a mud area with laundry.

 
Before & After - The existing kitchen was located on one side of the rear of the house; a small and crammed area which did not allow for much circulation had to be re--configured to the client's need for a more functional space.
 
 
After - The new kitchen includes a large countertop area, top of the line appliances, and a small desk used to either take notes on a new recipe or read a fine cuisine book
 
   
 

Unusual Constraints/Challenges & Creative Solutions

The single biggest challenge with this project was the limited space we had in allowable building area as dictated by zoning (See existing and proposed floor plans on left).

The laundry and utilities were housed in a structure at the rear of the building which was to be demolished, so careful planning needed to happen to keep her systems operable as she lived within the house during construction.

By far the greatest victory with this project was how we ended up removing a small section of an existing garage to free up buildable square footage for the new addition.

An unused corner of the garage was removed allowing us to reuse the brick on the foundation of the addition. If we did not do this, we would not have been able to build a usable addition. The section we removed from the garage was toothed in and looks undisturbed, we built the new structure around the utility structure so we could strategically replace the systems with minimal interruption to her service.

In the interest of maximizing usable space we used a tank-less hot-water unit and pocket doors where possible.

 

Overall Results

The new addition is a great example of what can be done with careful creative planning. This particular project has added such a new look to the neighborhood and will hopefully inspire new updated architecture.

Our client is very pleased and thrilled by the results. We were able to fit all of her "wants" within the space and implement "green" materials throughout the space, what could be re-used was, including the doors to the mudroom and the foundation brick.
