  Green solutions included:

• Closed and open cell spray foam insulation - Demilac Agribalance (w/soy).

• Conditioned crawl space under kitchen.

• One Velux Skylight and Jeld-Wen Energy Star windows and rear door.

• Gutters, downspouts set up for future rain barrel installation.

• Fusiotherm (solid polypropylene) water piping throughout.

• Recycled glass tile in bathrooms.

• Cabinetry was constructed with FSC certified material by local cabinet shop.

• HVAC - Carrier high efficiency variable speed gas furnace & 21 SEER AC with programmed thermostat.

• Used FSC certified and EnviroSafe treated lumber throughout.

• Duron Genesis low VOC paint.

• No VOC caulks/adhesives.

• New River concrete countertops (materials dredged from silted rivers).

• Dual flush toilets & low flow fixtures.

• Marmoleum on kitchen floor.

• Energy Star Refrigerator (No dishwasher).

• A dry well to assist storm water management.

• Dumpsters certified by EAI with 50% recycled waste.

• No Vinyl on interior or exterior.

• Panasonic Energy Star bath exhaust fans with timers.

Brief Explanation of the Scope of Work

This was a whole house renovation with a one-story kitchen addition. The homeowner wanted the project to use sustainable materials and to improve the home's energy efficiency.

The interior renovation included wall modifications and the renovation of two bathrooms on the second floor and the conversion of a sun room to a library on the first floor. The original kitchen was turned into a breakfast room with pantry (See floor plans below).

At the same time, we improved the property's drainage system to better manage storm water, which was sifting into the foundation and accumulating over time.

Unusual Constraints/Challenges & Creative Solutions

(1) The existing house was built into a large hillside. Water would sift into the foundation and accumulate over time. In order to better manage storm water, we built a dry well at the front and piped most of the roof and rear yard into it.

(2) The client was willing to have us install Fusiotherm water piping throughout her home to replace original galvanized piping. Our plumbers took a class to learn the tricks and requirements necessary for installing Fusiotherm water lines and this was our first project to utilize this.

(3) During the design process, the homeowner moved to Africa for a stint with an International Development Agency. The additional complexity of communicating with this client many time zones away added to the challenge of completing this job successfully.

Overall Results

Other unique features of the project include built-in cabinetry with a bread-making counter, a built-in banquette, elegant interior trim including columns and a large arched window and shelving in the library.

Though she has only viewed the finish product through digital photos, she's happy with the result and looking forward to returning soon and living in her newly remodeled home.
