Takoma Park Historic Addition
This charming 1900s home was purchased by the clients and within a year they contacted us to remodel the kitchen, add a powder room on the main level, and add a bathroom on the 2nd level. As they wanted to expand the kitchen with a small addition on the rear of the home, we worked with the city of Takoma Park’s Historic Review Board to make sure it fit with the historic structure.

The modest 96 square foot one-story addition fits under an existing 2nd story sleeping porch that had been enclosed.
Following the guidelines from the historic board, we built the addition with these features:
- The addition is built on piers to protect some tree roots on the property. The depth of the addition was also dictated by the location of that tree.
- The addition is set 6-inches in from the side of the house to differentiate historic from new.
- We could not change or move any of the windows on the front and sides of the house. Requirement was a steel window in the addition.
- We painted the stucco HardiePanel on the addition the same color gray as the original house. We matched the paneling detail at the top of the home by adding TruExterior trim.
- The owners wanted a screened porch adjacent to the addition, but the board limited the size of the porch, which would have been too small to enclose, so we built a deck instead.
Since we built the foundation of the kitchen addition on piers, we insulated the joists and walls with spray foam. The house had a SpacePak air conditioning system we could use for the kitchen. To heat the space, we replaced the bulky original radiators with slimmer models.
The new kitchen has clean lines, but includes a few elements that pay tribute to its historic roots.
- Brass lamps above the sink (the original trim around the window was narrower, but once the client found these fixtures, we widened the trim to accommodate the lights.)
- Globe pendants
- Brass lamp over built-in table
- Glazed brick white subway backsplash tile
- Black painted window and door
The house did not have a restroom on the main level. We added this compact powder room with a pocket door so it doesn’t intrude on the living area. The sink has an integral towel bar. The open shelving echoes the shelves in the kitchen and seating area.
The clients wanted to add a second bathroom on the 2nd level. The best way to do so was to combine the two front bedrooms into a master suite with a bathroom, walk-in closet, and bedroom. The wall was load bearing, so we installed a beam to support the attic.
The new master bathroom has a separate tub and shower. The wainscoting and subway tile in the shower fit the historic style of the home. The floor has radiant heat.
Though we gutted the hall bath, we maintained the location of the fixtures. Similar to the hall bath, the wainscoting echoes the historic style of the house. However, it is made from PVC material so it will hold up to the damp atmosphere of the bathroom. The claw foot tub is new, but it is also a nod to the home’s historic style, as is the octagonal mosaic black and white flooring.
