First, our team leader will review your goals and present a design proposal. The design cost is generally eight to ten percent of your construction estimate. If the bath will be a new addition to the house, our team may complete a quick zoning analysis to help formulate the proposal.

Next, our designers start with a series of questions about your goal for the bath or baths.

• Do you want both a tub and shower?
• A private toilet closet?
• We will recommend universal design features such as curb-less shower entry and wider doors and grab bars to future-proof the bath.
• Do you want undermount, vessel or trough sink?

At this stage, we will measure your house to create as-built drawings. This groundwork will let us know how and if we can meet all your goals. Our designers can provide creative solutions for those things that cannot be changed. They will review pros and cons of different layouts and options. Depending on the complexity of the desired design, we will create 3D renderings to help you visualize the changes. With a bath addition, finalizing the design will take several meetings. Once final, we will provide a targeted construction estimate.

For the design realization phase, we encourage you to share or bring photos to help us tangibly understand your vision. Our designers will propose finish and material selections based on your inspirations.

After we have finalized the details and selections, we may set up a “trade day” so our electrical and plumbing divisions and subcontractors can see your home and make revisions to their scopes and quotes.

As you finalize selections, our designer will be creating construction drawings to submit for a building permit. In D.C., the submission and approval process can take several months (it is a little shorter in Maryland and Virginia).

Once we secure the permit, we will start demolition and move into framing, plumbing, electrical, drywall etc. The punch list of small items is the last segment. The timeline to completion depends on structural complexity and if an addition is involved. After that, you will be enjoying your beautiful new bath!
