Senior Residential Architect / Project Architect - Design-Build

ABOUT THE ROLE

Landis Architects | Builders is seeking an experienced Senior Residential Architect or Project Architect to join our award-winning Design Team. You'll lead the creative vision for high-end residential and light commercial projects from initial concept through construction completion, collaborating closely with our in-house team of builders, our sub-contractors, and our clients to transform design into reality. As a design-build firm, we own both the creative vision and construction execution. This gives you the rare opportunity to see your designs become reality while influencing construction quality and budget outcomes.

We're looking for someone with deep expertise in residential architecture, kitchen & bath design, and interior finishing. You'll work independently on projects, mentor junior team members, and contribute to our continued reputation for design excellence.

Ideal candidate: 7–12 years in residential design, with 5+ years in design-build or integrated project delivery.

WHAT YOU'LL DO

Design & Project Leadership

  • Lead multiple residential and light commercial projects simultaneously, from existing condition analysis through construction administration
  • Drive schematic design, design development, detailing, and construction document production
  • Manage project deliverables within budget, timeline, and program requirements
  • Coordinate mechanical, electrical, plumbing, and structural systems with subcontractors

Interior Design & Finish Selection

  • Develop material and finish selections within client budgets and timelines
  • Create color studies and design sketches for client presentations
  • Manage cabinet ordering, installation coordination, quality control, and troubleshooting
  • Develop comprehensive, quality control, and troubleshooting
  • Develop comprehensive specifications and interior finish plans integrated with architectural systems

Client & Consultant Coordination

  • Build and maintain strong client relationships through clear communication and design excellence
  • Conduct design presentations and guide clients through the decision-making process
  • Coordinate with consultants, engineers, and trades to solve design and construction challenges collaboratively

Team Contribution

  • Mentor junior staff and contribute to team growth and knowledge-sharing
  • Support company goals through design excellence, efficient project delivery, and client advocacy
  • Collaborate with leadership on strategy, resource planning, and continuous improvement

WHAT WE'RE LOOKING FOR

Experience & Education

  • 7-12 years in residential design; at least 5 years in design-build, kitchens & bath, or integrated project delivery
  • Minimum of a Bachelor's degree in Architecture, Interior Design, or related field

Technical Skills

  • Proficiency in Chief Architect, Revit LT, SmartSheets, DesignFiles, and MS Teams/365
  • Strong ability to develop design concepts and document them in presentations and construction documents
  • Proficiency with zoning, code analysis, historic preservation, material specifications, and permit processes
  • Hands-on experience with cabinetry design, ordering, installation management, and troubleshooting
  • Experience with construction administration in residential and light commercial projects

  • Strong organizational and time-management skills; ability to juggle multiple projects and shifting priorities
  • Excellent written, verbal, and presentation skills with diverse audiences (clients, contractors, team members)
  • Problem-solving mindset with comfort navigating obstacles and continuous improvement
  • Collaborative approach; eager to seek input from the team and mentor others
  • Demonstrated ability to manage project profitability and work within budget constraints
  • Lifelong learner committed to professional growth and staying current with design trends

Basic Requirements

  • Valid US work permit
  • Reliable transportation for occasional site visits across the DC region
  • Ability to relocate to or commute to Washington, DC area

Nice to Have

  • RA, AIA, NCARB, NCIDQ, or CKBD credentials
  • LEED accreditation
  • Field construction or superintendent experience

COMPENSATION & BENEFITS

Salary: $90,000–$120,000/year (based on experience and background)
