Project Overview
This project replaced an unusable rooftop lawn with two accessible patios and new landscaping at Woodley House, the historic administration and library building for the Maret School in the Woodley Park neighborhood of Washington, D.C.. Landis worked with the school to turn a well-loved but impractical gathering space into something students could actually use every day.
What Made This Project Hard
How We Solved It
For a project like this, adding accessible ramps, patios, and planting over an existing structure ran roughly $260,000 including design, though costs vary based on site conditions and whether the space sits over existing construction.
Often, yes. Institutional buildings like Woodley House, and many properties in and around Woodley Park, need Historic Preservation Review Board approval for exterior work in addition to standard DC permitting.
Sometimes, but with real limits. Heavy built elements like seat walls may not be possible depending on what the structure below can support, which is why this project relied on planting and grading instead of masonry seating to define the space.
This project cleared DOEE erosion and sediment control, historic preservation, structural, and zoning review in about five weeks by running all four in parallel, faster than commercial projects that pursue these reviews one at a time.
Landis Architects | Builders has handled institutional outdoor and accessibility-focused construction, including this Woodley Park project, alongside residential design-build work across DC's Ward 3.
